The B-Safal group’s “Glade One” project
The B-Safal group’s “Glade One” project on Sanand-Bavla Road, Ahmedabad, is under scrutiny for serious regulatory breaches. The developer began construction in 2012-13 without obtaining the necessary Environment Clearance (EC). The developer misled authorities by claiming the project work had not started. Satellite images clearly show the project was completed before the Environment Clearance was granted.
The project includes a five-star hotel operated by the Fern group. However, this hotel operates without the required Environment Clearance permission.
Unauthorized Use of Government Land
The project incorporated government wasteland, Survey No. 1314/1 in Sanand, without prior approval. This land remains part of the development. Additionally, gauchar land, Survey No. 581 in Nani Devti, was included from the start, although allotment was only granted in 2021.
Exceeding Approved Area
Environment approval was granted for 243 acres, but the project extends over 380 acres, as noted on the developer’s website. This exceeds legal limits. The brochure inaccurately states the golf course covers 80 acres, while only 39 acres were approved.
Unapproved Expansions
B-Safal has undertaken significant expansions without prior Environment Clearance approval. The restaurants and clubhouse have been built much larger than permitted by Environment Clearance, further violating regulations.
